Irwin, Stokes & Robertson, Inc. is a full service real estate appraisal and consulting firm. Our services include commercial and residential real estate valuation, eminent domain, appraisal review, and litigation support. Valuation assignments are completed collectively by a partner of the firm and a staff associate. The partners are involved in every aspect of each valuation assignment from beginning to end.

Real Estate Appraisal Reports

ISR, Inc. offers real estate appraisals for all of your intended uses. Residential real estate appraisals are completed using Uniform Residential Appraisal Report (URAR) form reports. Commercial real estate appraisal reports are generally prepared in a narrative format. These reports are generally more detailed and allow the reader a better understanding of the property and the valuation procedure. There are three narrative report types; Restricted-Use, Summary, or Self-Contained. In most cases, either a Summary or Self-Contained Report is performed.

A Self-Contained Appraisal report is the most comprehensive narrative report, containing all of the reasoning, analysis and supporting documentation used in the valuation process. Typically, this type of report is utilized by lending institutions for complex valuation assignments or valuations over a minimum loan threshold, typically of $1 million or more.

A Summary Appraisal report is the most common narrative appraisal report ordered today and summarizes the reasoning, analysis and supporting documentation used in the valuation process.

A Restricted-Use Appraisal report is intended to be used by a single user for a specific use, and is the most abbreviated narrative report format presenting limited reasoning, analysis, and data, with supporting documentation retained in the appraiser's files.
